    A game driven real estate and home sale system would be beneficial to most of us. It would prevent possible scamming in sale of locations. It lets people decorate homes and sell them in a finished fashion. It also brings sales of houses visually into the game, instead of them having to take place through the forums or with a tooltip on a vendor (or the run to and scavenger hunt over at Hometown).

    It has been asked for many times, so I'm giving it a bump in hopes the Devs consider doing it this year.

    From what I can imagine there are a limited number of scenarios.

    Scenario 1: People decorating houses for sale.
    Scenario 2: People selling locations.
    Scenario 3: People wanting to sell the location with house.

    Scenario 2 and 3 could potentially be sold with the deed or without. It would be preferable that both options be available, as it allows for a lot more player flexibility.

    Thus I suggest that the seller be able to set up options that are acceptable to them, and any of those that are filled by a buyer cause a sale.

    The Offer for Sale interface is activated through the lot marker by both buyer and seller.

    The interface gives the seller the option of listing one to all of the following, and a check box for each item that HAS to be sold, and price per item.
    • House
    • Lot Deed
    • Location
    Once any of the above is for sale, the lot marker changes from blank to the "house" real estate symbol.

    The town crier now changes the lot availability to "For Sale"

    A potential buyer interacts with the lot marker and is presented with the item(s) for sale, and their prices.

    If they are buying the Location or Location + House but not a deed, they need to first select an appropriate deed in their inventory. By pre-selecting they don't have to fear an error happening, the lot being suddenly unclaimed (which they paid for) and now they are struggling to pay back taxes or log back in because they got disconnected. If the sale happens it is because they had their deed is now the one claiming the lot.

    Potential gold sink: A transaction fee similar to Commissioned Vendors
    Potential COTO sink: A Real Estate License (for a lot of COTOs) that removes the fee (works as seller only)

    I would like to see a slight modification to the permissions system so that a new level is added ("Decorator"). Anyone marked as a decorator can move items, but not pick them up.
    That way, if someone that doesn't have a good eye for decorating their house/store/whatever can hire someone to come in and move the items around into a more pleasing layout.
    The owner would place all their furniture into the building/basement/dungeon, and the decorator would move it around.

    How will it work for POT ?... what if someone buys an estate in a POT and next day gest kicked by the POT owner ..( im sure in 99 % of the cases that wont happen) ....
    What if someone forgets to pay his tax ...is ill stricken cant login for a month and loses some properties he paid a month before tons of money ?
    Should lots purchased through this system get a special ''nonevictable'' status ..no matter what ?
