This is confused more than a few people and probably resulted in more than a few of them refusing to pay the upgrade or upgrade to something they didn't really want.

I think, when going no-trade to trade, there should be only one option.

The deeds will be getting lots of work coming up shortly. Upgrade channels will adjust significantly to make things less confusing AND the actual names of the deeds. You'll find the new names will really help with this process and alleviate some of the confusion on how each deed works. Perhaps some new tech too with upgrades at some point, like you're describing for the no-trade to trade upgrades.

Also, there'll be significantly helpful tooltip descriptions on each deed as you mouse over it to help explain a lot of things from upgrades to placement.

I'd suggest taking the Destroy Item off the Menu. Why would someone want that option if they are considering Upgrading their Plot. And while I'm sure it would rarely happen if someone clicked that, accidents do happen. Especially if you have a Lag Spike.

What about... if the original deed is no-trade, allow upgrading at the same cost of a tradable one, but keep the resulting deed no-trade. Also, add an option to convert the deed to tradable for a price.
In this way, people who actually only want the deed for their house / shop and don't plan on selling it, can use it as if it was a "normal" one. If one day they decide to sell / trade it, then they pay the cotos fee.
