I've tried really hard to place town sized water lots and cant, I've only managed to place a village water lot off of the island and that's it.
I've tried city lots to no avail, it must be something I'm doing, if you look at the template map it looks as though you can 4 town lots off of the pier yet I canny even get a village one to place.
what am I doing wrong grrr

You can't place water lots off piers yet.

Like Roycestein is inquiring about, it is a matter of the size of the lot in which template.

The city water lot in a Forest01 may not be easy in the same place as a Swamp01 tempate.

I'm not sure if the pier lots are working yet. Might be just the flattened beach spots where you can place lots now.

In a Forrest 01 Biome without the fancy docks, you should be able to place a town water lot just to the right of the pier. We had a houseboat there on ours at one point.

it is a forest 01 biome, thanks for your input. I do remember about the piers but was annoyed how its so hard to find a place to position a water house. I have tried and tried to place a town slot along the beach, I was going to put my ship in. As for the city lot off of the island that is indicated on the area template I'm lost.
the way I placed my village lot there was to take a screenshot of someone else's. I suppose once you know how up the beach to start etc but walking around trying and trying doesn't seem to work

Use the maps they show you size and basic location, then with it up you can rotate and try and get it to place.

If you are still trying I can grab an extra of one of my water Lot deeds, and come to your place and when I am on your spot you can steward me and ill help place then you can un-stewart me.
