    Start with the Storefront Two-Story (Row). Lose the 2nd floor and the stairs. Shorten the first floor by 1/4 and roll out the awning.

    Bonus point for setting the area under the awning as "indoor" for the purposes of deco.

    This would be perfect for a corner cafe, veggie merchant, fishmonger, etc
