    they are 20K

you can get from the house deed merchant, usually inside the bank on second floor.

they take 10% of anything they sell. no fees until they sell.

Commission free vendors that come with a bundle have no charges.

Actually - the commissioned vendors charge you (up front) for putting the item up for sale - NOT for selling the item.... FYI

Regular vendors also do not kick your items off after a week like the public vendors do.

    - buy for 20000gp at housing NPC (usually upstairs in a bank)
    - 10% + 10gp fee to list an item*
    - can leave an item up indefinitely
(*the only difference with commission-free vendors!)

Note that the lack of fee on a commission-free vendor gives you the freedom to re-price items at a whim. The fee is also (probably not by intent but by just the way it works) a penalty if you have to remove the vendor to change houses.

The up front 10% is extremely punishing as you always have to pay this even if the item doesnt sell. I would not recommend setting up your own shop before you have access to a comission free vendor, unless you have a really premium location.

I think most guilds have vendors any member can use, so if you're in a guild, ask around. If not, I recommend checking the guild forums if theres ones that are good fit for you.

This is correct. Once you have it, no more costs. But they are expensive as the cheapest bundle that gives one is $550. I think they go for around 700k IGG/$120-130

They say that the fee is charged up-front because they don't want people using them for storage. I really don't understand how that "abuse" would have such a negative impact on the game that everyone using a private vendor should be penalized for it.
